Services for Landlords


We offer three levels of service, depending on how much of your property management you’d like us to take care of. We can also tailor make a management package to suit you, your tenants and your property.

Letting Only Service (Tenant Find)

This is the most basic type of service, where we’ll search for and sign up the right tenants for your property. We will:
Prepare details of your property and advertise it to the maximum number of tenants using the most appropriate methods for your property type.
  • Get the relevant personal and financial references for each tenant.
  • Prepare and coordinate the signing of tenancy agreements.
  • Advise the tenant about registering with utility companies and other services.
  • Collect a deposit or bond, plus one month’s rent in advance.
  • Prepare an inventory of fixtures and fittings, if required (subject to additional charges).
  • Put up ‘To Let’ and ‘Let By’ marketing boards at the property at the appropriate times.

Letting and Rent Collection Service (Part Management)

Our middle tier service takes care of collecting the rent. As well as the services listed above, we will also:
  • Arrange to collect the monthly rent from the tenant (NB the agency will not act as a debt collector).
  • Pay the rent to you, either by cheque or directly into your bank account, usually within 10 working days.
  • Prepare monthly statements of payments received plus agency deductions or fees.

Full Management Service

If you want to take a step back and let us take care of everything, our Full Management Service offers all of the above, plus we will:
  • Arrange and coordinate the tenant’s occupation and vacation of the premises.
  • Make pre-arranged visits to check the property while it’s occupied and provide you with a written report.
  • Coordinate maintenance repairs up to £300 using trusted, reliable tradesmen. For repairs over this amount, we will contact you for approval first (except in cases of emergency).
